·         An In Person Consultation to Determine Price, Term of Listing, Financing alternatives, Sellers Net amounts etc. – Our goal is to Negotiate the Greatest return on your Investment.
 
·        Consult you on the Staging of your listing to get Top Dollar in the least amount of time.
 
·        Fill out all necessary Real Estate Forms & Agreements, as required by Law, by The National Association of Realtors ® ( NAR),  Texas Real Estate Commission® ( TREC ) and The Collin County Association of Realtors® ( CCAR ).
 
·        Install Sign, lockbox and everything else associated with the listing
 
·        Submit listing to MLS ( Multiple Listing Service ) and Realtor.com 
 
·        Take photos of the inside and outside of property to be used on websites, virtual tours and other advertisments.
 
 ·      E-mail relocation companies a copy of your listing with a full description and photos.
 
·        Create and develop a Virtual Tour with background music.
 
·         Schedule Showings and email you All feedback from Realtors® who show your listing.
 
·        Create “ Just Listed” Flyers to distribute to other Real Estate offices
 
·        Generate daily reports of all the Realtors® who are currently working with buyers in your price range – known as "Reverse Prospecting".
 
·        Create “Know Your Neighborhood” Book to be placed inside the home. This will outline schools, demographics, churches and much more that buyers are looking for when searching for a home. (optional)
 
·        Send E-mails to over 20,000 Realtors® and Mortgage Brokers in the DFW area of your home complete with full description, pictures, financing options and more.
 
·        Add Listing to Monthly E-Mail which goes out to over 5000 Clients, family and friends.
 
·        Call Realtors® after showings to get feedback about how their buyers felt about your home – normally done within 24 hours after showing.
 
·        Schedule & Advertise Open House as needed.
 
·        Call all potential buyers generated from sign calls, media & websites.
 
·        Give you a Status Report weekly ( more or less depending on you )
 
·        Discuss any price changes or other changes that need to be addressed.
 
·        Negotiate ALL offers and contracts with Buyers Agent.
Once We Execute a Contract on your Home
After we execute a contract on your home, it will then be turned over to our transaction co-ordinator
 
       Stage 1 - File Set Up 
·        Upload executed contract with all addendums, etc. into the transaction system. 
 
·        Forward sales contract & Addendums to all parties involved ( client, lender, title co., etc )
 
·        Generate the CDA & provide all documents to Champions Realty administrators.
 
 
       Stage 2 - Pre-Option Period 
·        Verify loan application & obtain pre-approval letter from lender ( if it hasn’t already been sent in with the offer )
 
·        Schedule & Coordinate all inspections
 
·        Prepare & forward any Amendments, if needed
 
·        Order new survey if the current one is not acceptable
 
       Stage 3 - Post Option Period
                    · Verify that Title work & Appraisal has been ordered
 
                · Coordinate & facilitate any repairs required as per contract
 
                · Obtain & forward a copy of the Survey to all parties
 
                · Handle all HOA requirements
 
 
        Stage 4 - Pre Closing
                                  ·        Verify loan submission to underwriting
                           ·        Reminder to buyer for hazard insurance
                           ·        Make sure all receipts for repairs are at the Title Co.
·        Schedule the final walk thru with Buyer & Agent
 
·        Coordinate & schedule the closing time, arrange transfer of keys (possession) & delivery of commissions
 
·        Order the home warranty – buyer side if applicable
 
·        Assist client in scheduling the connection and/or disconnection of utilities
 
·        Review the HUD-1 with client & agent
 
          Stage 5 - Post Closing
                   ·        Remind listing agent to remove sign & Lockbox
·        Send executed HUD-1 & complete electronic file to agents & clients
 
·        Generate a year end letter to client attaching the HUD-1 (for tax purposes ) & a tax exemption form (for buyers)
 
·        Close out inter-office file with the Office Administrators
 
          * Through the entire transaction
·        Correspond with the client, lender, title company, co-agent, inspectors, etc to ensure that all deadlines & date related items are handled.
·        Provide on-line documentation of all contract related items, notes on the file & conversations, accessible to all parties.
